The location: Trey's Clothing Store.

Q. What is it supposed to be on the show?

    A. A men's clothing store.

Q. Where is it supposed to be on the show?

    A. Somewhere in Newport Beach.

Q. When did we see it on the show?

    A. In Episode 17 (of season two), "The Brothers Grim", when Ryan and Marissa take Ryan's ex-con brother Trey out to a shop to buy some new clothes. When the store manager asks to search his bag, Trey loses his temper and almost gets into a fight with him.

Q. What is it actually in real life?

    A. A clothing store, but nowhere near Newport.

Q. Where can I find it in real life?

    A. It is a trendy clothing store named "Blue"  at 59 Pier Avenue, in Hermosa Beach.

    Originally, called "Moroccan Blue", it's located in the pier plaza at the foot of the Hermosa Beach Pier (the plaza is blocked to auto traffic and is strictly a pedestrian shopping area.) But rather than being a men's shop, it seems to sell mainly women's clothing.

    Other O.C. Locations in the area include the beach walkway, the location of the Crab Shack, the Sea Sprite Motel, and a couple of miles south (in Redondo), the main Pier, the Pier Diner and the Bait Shop.

Q. How the heck did you figure out where it was?

    A. During the scene where Ryan is trying to hold back the angry Trey, you can see out the store's windows onto Pier Avenue, where, when I looked carefully, I could see signs that looked like "Molly's" and "Rob's Liquor". A quick Google check turned up a Robert's Liquor on Pier Avenue, and sure enough, there was a "Patrick Molloy's" pub right next door. The maps told me that the likely store was "Blue", based on its position relative to Rob's and Patrick's.  So I took a trip down to Hermosa's Pier Plaza and checked for myself. One notable feature of the clothing store seen in the episode were its wooden doors, which has a unique curve to them. So I checked the doors on "Blue", and sure enough...
