The location: O.C. Confidential Party House.

Q. What is it supposed to be on the show?

    A.  A party house on the beach.

Q. Where is it supposed to be on the show?

    A. In Newport Beach.

Q. When did we see it on the show?

    A. In Season Two, Episode 20, "The O.C. Confidential".

In the previous episode, when a drugged-out girl almost drowned at Trey's birthday party, and Marissa was about to be arrested, Trey stepped in and said the drugs were his (they weren't - he was just trying to keep Marissa out of jail).

In this episode, Trey is facing hard time in prison if he's convicted, and Sandy is finding it almost impossible to defend him, considering his "confession".

So, Ryan tells Seth that he is going to find the real dealer (Kyle) who sold the girl the drugs, to get Trey off the hook.

Marissa approaches the girl and makes her believe that she's looking for a new source for drugs.  The girl (knowing about Marissa's past in Tijuana) tells her that she can score drugs from Kyle at a party being thrown by the polo team.

    The "sting" is on.

Ryan & Marissa show up at the party, and sure enough, Kyle supplies the drugs. Ryan cell phones Sandy to let him know.

Outside, Kyle is coming on strong to Marissa, when Ryan butts in. Words fly, a brief fight breaks out between Ryan & Kyle, and then Sandy shows up with the police, who bust Kyle for possession.

The fight scene is strangely reminiscent of the early fight scene in the pilot between Ryan and Luke: it's on the beach, during a house party, at night, and Kyle even calls Ryan a "bitch", echoing Luke's infamous line: "Welcome to the O.C., bitch."

But the "coincidence" doesn't stop there...

Q. What is it actually in real life?

    A.  A house on the beach - but not in Newport.

Q. Where can I find it in real life?

    A. This is the very same house seen as "Holly's Beach House" in the pilot episode.

So, not only was the fight similar to the fight in the pilot episode, the location was identical. Even the spot in the sand where Ryan & Kyle scuffle is basically the same spot (northwest of the house) where Ryan & Luke fought in that earlier episode.

Since both scenes were dark, night time scenes, set mostly on the beach, the producers probably thought that no one would notice. But take a close look and the evidence is clear.  It's the same house - right down to the lights strung up on its side.

The beach house is right on the sand at 30708 Pacific Coast Highway, in Malibu, up past (northwest of) Point Dume, on the west (beach) side of Pacific Coast Highway, just a few houses southeast of where Trancas Canyon Road meets Pacific Coast Highway.

Warning: Remember that this is a private home. Do not trespass on their property,
knock on their door, or do anything else to disturb the residents.

Here is a map link. And here is an aerial photo.

Other O.C. locations in the Malibu area include the Cohen House, Julie & Caleb's mansion, Marissa Cooper's house, the Sailing Beach, The Surfing Contest, and the Fashion Show party mansion.

Q. How the heck did you figure out where it was?

    A. I didn't. In 2008, a fan, Max S, emailed me to let me know that he had figured it out. I compared the scene from "The O.C. Confidential" to the scene from the pilot episode, and the background shot of the beach house (and the neighboring houses) during the fight scene left no doubt that it's the same as "Holly's House". (Thanks again, Max!)
