The
Southern California locations where
movie ranch, Disney's Golden Oak Ranch, at 19802 Placerita Canyon Road, in Newhall, CA. That particular building is called Golden Oak Hall, and is located next to the lake. I recognized it from other films. You can see it on the ranch's official website. And there's a very good photo of it online, here (courtesy of Joseph Heck).
That "frat house" is actually just a residential home, in L.A.'s West Adams District.
The house is located at 2218 S. Harvard Blvd, in Los Angeles.
