The old hotel is at the south corner of PCH and Second Street.
It's right across the street from the shopping center behind which they filmed the Frosty Swirl scene, and just a half a mile south of the spot where they filmed the "searching for bodies" on a beach scene.
And the marina in the hotel's name is the Alamitos Marina, where they filmed the scenes of both Dexter's dock (where Isaak kills Louis) and the cafe scene where Dexter talks to Isaak from a distance.

using clues from the various scenes. By the now, though,
I've developed a small group of fans, spies & tipsters who kept an
eye out for Dexter filming in their neighborhoods, and would let me know
in advance when something was about to film there.
